It all starts with Communication!
Construction projects are a team effort. Kirby Construction Company builds quality homes by first building a team environment based on strong communication and project planning. Each of these elements must be balanced with your needs (operationally, financially, and logistically) as well as coordinated with the capacity of the architects and their consultants.
Determine Your Cost Limit
The very first step in planning the construction of a new home is the construction budget. Developing a preliminary budget spells out the allocation of funds for your project in broad terms. Developing a budget for a new home starts with deciding how expensive a home you wish to build? A better question for most of us is how expensive a home can you afford to build? If you are like most people, you want the most home you can afford. Knowing your spending limits and developing a home building budget, will go a long way towards keeping you out of financial trouble on your project, especially during the preparation of your plans and specifications. Your final "working" budget will be developed when the cost estimating process is complete. This is a "CUSTOM" home...we won't know what it cost until we know what will be in it.
Actual new home construction costs are affected by many factors, including but not limited to:
All the above would be factored into your final total budget and then you could determine the final price per square foot building cost.

Once the bank & ARB gives approval, we will then submit the plans to the County Planning Dept. to obtain the building permit.

The most creative, cost conscious, caring, concerned, competitive, clean, comprehensive, and came in on time, on budget! We pride ourselves on being able to look at a project with a creative eye and determine what we want the end result to look like. The Kirby’s actually expanded our creativity, our vision, and offered new ideas for us to consider. I find this to be extremely rare in a builder. Scott Kirby actually kept a pad by his bed and would wake up with ideas in the middle of the night and write down his thoughts and drew pictures to show me the next day! We have worked with builders that couldn’t give us a price estimate. We have had builders give us a low price to get the business, then totally ignore it and charge us twice as much. Others have come close to what they committed to us in a price, but then cut corners and did very poor work. The Kirby’s understood the restrictions financially we had and gave us solid prices for the things we wanted with our project. It was so refreshing to have a builder actually do what they said they would do, at the price they committed to! - Bob Beck, Author of "Winning in the 5th Quarter:” #1 Amazon Best Seller in Sports Reveals Play-by-Play Football Strategies To Win on the Field of Life
To Whom It May Concern: My wife and I bought a home from the Kirby's in December 2009. The house was built as a spec house in an exclusive country club community. Every inch of the house is unique and of the highest quality. The materials used and workmanship are equally outstanding. Once we moved in, the Kirby family came by to welcome us – and that’s when it all made sense. Tim Kirby and his family are sound & solid, honest & real. They helped us settle into our beautiful home and we have since hired them to do addition work. We were then able to watch them work and had the privilege of getting to know them personally. After building several homes over the years in South Florida we had been convinced that there was no such thing as a reputable, hard working, and honest builder with integrity. Our hopes have been restored. Kirby Properties, Inc., and the Kirby family are survivors of a dying breed. They are a hard working, high quality and honest. Should you decide to hire Kirby Properties, Inc., you will soon find out that you have given yourself a gift! Most Sincerely Yours, Todd & Kristine Graham Sandestin Homeowner, Sandestin, FL
I am happy to recommend Tim Kirby to anyone who is contemplating a construction project in the Destin, Florida area. Tim and his sons built a garage for me recently and I am completely satisfied with the finished product. The garage blends so well with the existing house that it looks as though it was built at the same time that my home was built in 2005. The quality workmanship and timely completion were exceptional. And Tim and Scott did an excellent job in the dealings with my homeowners association that I really appreciated. I will definitely contact Tim Kirby whenever I have future construction needs. - Phillip Holloran, Sandestin Homeowner
Working with Kirby Construction was a fantastic experience. We built a custom home on 30A. Scott and Steve went above and beyond. The difference is in the details and it shows. We built long distance and I wouldn't trust anybody else to do it! - Brad Zerhusen, Seagrove Beach
Kirby Construction Co. built a custom home for me in Miramar Beach FL. Tim, Scott, and Steve were a pleasure to work with. Skilled custom home builder with a good attention to detail. Quality custom features separate their homes from a lot of cookie cutter new construction homes. Overall a very pleasurable experience looking forward to working with them on future new home projects. - Jason Egan, Multiple "Kirby Built" homeowner
